It's about 20 minutes outside of Milwaukee. It's the burbs but it's got an acre! It's a good size, a good price and it's a good compromise between what I want (CITY) and what DH wants (COUNTRY). But it's WISCONSIN! And the area is VERY conservative (shudders). Let me know what you all think.

UPDATE: We saw it today and it's really awesome. We both really like it and though it is smaller than where we are now (what house isn't, this place is monstrous!) It's not too small. There are a few things to iron out but we may make an offer soon.

lovely yard, I like all the trees. And it looks like a gorgeous old house. It seems like you could put in a nice vegetable garden, if you are into that.
I dunno, I am a city girl. But I'm married to a city guy. So I don't have to make compromises like that.
How easy is it to get into the city- do you just hop on a highway? What's the public transportation like? Can you get to your co-op or is there a co-op out there (in the Twin Cities metro area there are actually several co-ops in the 'burbs)? Can you get a sense of whether there is a subculture of less conservative people out there? Are there any areas around Milwaukee that are more in the country and NOT conservative? And in what way are they conservative? Like, do they all vote for scary republicans? Is there a town council that is all Republican? What's the school board like (if you are sending the girls to school and not us-schooling or homeschooling)? Or are people fiscally conservative (what does that even look like anymore?) but socially liberal? Do they support arts, environmental initiatives? What among these things are important to you (and DH)?
I spent a lot of time living in states that I would categorize as overwhelmingly conservative (that ironically both voted for Obama though- so things can change) and I got SICK SICK SICK of it. When we moved that was one of our top priorities, to live somewhere where more people shared our political values..... so if that's really important to you, you shouldn't ignore this. Especially if it's important enough that you can see yourself in the future despairing that there isn't anyone you can talk to.....
Those are my million questions for you, that don't necessarily have anything to do with the house itself, which looks lovely. Good luck!!! hard decision.

that is under 200k? the house alone would be half a million here. it's hard to say what an acre would cost, because there isn't a lot that big here. but i'm seriously thinking a million. the mister says two.
honestly, i would spend a lot of time in that city to see whether i'd be happy there. that's what i did before moving here, and i'm happy i did. one thing that i wasn't able to get a good lead on was whether owning property here is worth it. i thought it would be, but i didn't buy so i rented. now i've rented in this town for over a year and i'm happy i didn't buy. taxes aren't the only factor in that. it's also policies garbage collection, repairs to the sidewalks, sewer rent, parking, there are a lot of things that make one town more worth it than another. living here and talking to other parents about those things made me glad i didn't buy. maybe you can talk to people there?
bitching about NJ in that post. i actually looked up houses that size in my town and they were in the 600-700k range. with no acreage. it looks awesome, that yard looks amazing.
where i live is very conservative in some respects. there are a lot of crunchy types, and a lot (as in, a LOT)of religious conservatives. it's a mixed bag, but i haven't noticed much in the way of the conservatives affecting my life, except for a lot of businesses closing for sabbath. with respect to the things you'd be doing about town, you will find people with similar interests, so it may not even be an issue.
p.s. my typo for "bitching" was "butching." i think i may switch to that, it seems more apropos.

I can't believe the price. Is that for real? Not here in Oregon. Are you sure tom hanks isn't hiding on the property?? Like that one horrible movie he did about buying his new beautiful house. That house is amazing. And smaller than the other place? That house would feel like a hotel to us.
The house is beautiful, what are you looking for in a town? I live in a WAY conservative area that I wouldn't necessarily choose to live in, but I grew up here so have found the good in it. What are you looking for in house payments, if that is a consideration? What are the taxes on that house? The cost of ins.? Is this what you mean by thinking on "if" you should by this house? Its a huge decision, scary, I know. Where are you now? Close? In another state? I would love to brainstorm this issue with you here! If you are up for the typing.

Brown Deer is not only conservative, but pretty hoity-toity, too, from what I've heard from people who've lived there. There are always pockets of reasonable people, though... If you love it, go for it!
That's a lovely space! you can have a nice big garden and lots of room for the kids. I wouldn't sweat the 'conservative' folks so much, give them a chance individually before you judge them or make up your mind about kind of people they are, you know? I think it's just grand ya'll are able to buy a house in this market, if you sell in 3, 4ish years when the market is back up you'll probably make a nice profit. What does your husband think; does he like the house/space?

I also think I'd really investigate the city to see if you could get your fix there. Is there community? Could you be involved?

So here's my wet blanket question - why isn't this place selling? Why is it so inexpensive? If the foundation / roof / furnace / neighbors / schools check out then what's the issue? Is it one you could live with? If not - would you be able to resell it later? Are there other comperable homes in this town - in others around it that you should consider.
There's a reason houses are more expensive in other places - it isn't all hype.
I'd advise taking your time. This is a buyer's market now. You shouldn't settle on anything. Pick the right one - you're going to be there awhile.
no home buyer should ever trust their gut, unless they can afford to part with the sale price completely. since most of us don't fall into that group, we need to research. check the water supply, development plans, pipelines, hazmat spills, things going on in the town as well as things going on with the particular property. some towns are selling off their lots to developers, leaving the homeowners of single family homes with property values plummeting. you can find out what they're paying for the property too. are they taking a loss on it? that would be a bad sign.
pay for a good lawyer. do not skimp on the lawyer. you can't afford to get the place cheap only to find that the place is infested with mold, or slated for demolition for a highway. and do NOT ever, as in EVER use a lawyer that your realtor recommends, no matter how nice your agent is. hire the lawyer independently. in fact, you really don't need an agent, if you haven't hired one yet. all you do is pay them commission, and your lawyer can handle everything they would.

actually list price is under 190 and the estimated value (according to other sales in the area) is much lower than that!
Good thoughts, i'll do some more research tonight after we see it!
